How long does it take to build an ADU?
Most ADU projects take 6–12 months from consultation to Certificate of Occupancy. Garage conversions can be faster. Permitting typically takes 1–3 months depending on the city.
Do I need to live on the property?
For Junior ADUs (JADUs), California requires owner-occupancy. Standard ADUs have no owner-occupancy requirement, giving you full flexibility.
Can I rent my ADU on Airbnb?
Long-term rentals are always permitted. Short-term rentals under 30 days are subject to local city ordinances. We can advise based on your city's specific rules.
What is the maximum ADU size?
California state law allows ADUs up to 1,200 sq ft. Junior ADUs are capped at 500 sq ft. Your lot size and local regulations may further affect the allowable size.
How do ADUs affect my property taxes?
Only the value of the new ADU is reassessed — your existing home's assessed value is not affected, making ADUs a tax-efficient investment.
